Five years of purpose, partnership and places that make a difference

Five years ago, Socius set out with a simple ambition: to create places that deliver lasting value for people, communities and investors alike.

Today, being named Property Week's Developer of the Year 2026 is a moment to reflect on that journey.

It is recognition of a business that has grown from an idea into a team delivering nationally significant projects across the UK. From life sciences and innovation districts to sustainable workplaces and new mixed-use neighbourhoods, every project has been driven by the same belief: successful development leaves a positive legacy.

While the award bears the Socius name, it reflects the strength of the partnerships behind everything we do.

We have been fortunate to work alongside investors who share our long-term outlook and ambition to create exceptional places. Our partnerships with Railpen, Aviva Capital Partners, Patron Capital and Barings have enabled us to bring forward projects that continue to outperform expectations, even in a challenging market. None of this would have been possible without the confidence they have placed in us, nor without the architects, consultants, contractors, local authorities, occupiers and community organisations who have shared our vision and helped shape these places along the way.

Most importantly, it is testament to our team.

Socius has always believed that impact is not measured by size. It is measured by the quality of the places we create, the relationships we build and the positive difference our projects make long after construction is complete.

Winning Property Week's Developer of the Year is an incredible honour, but it is also motivation.

As we look ahead, our focus remains unchanged: continuing to work with great partners to unlock ambitious projects, support economic growth, champion social value and create places that stand the test of time.
